First-Time Home Buyer Checklist for Fairfax and Arlington

Buying your first home in Fairfax or Arlington is exciting—and intense. Inventory moves quickly, HOA and condo documents matter, and competition can appear overnight. Use this checklist to stay organized from pre-approval through keys-in-hand.

1. Get your finances buyer-ready

Pull your credit reports, pay down revolving balances, and avoid new debt before you shop. Gather W-2s, pay stubs, and bank statements. Then talk with a lender who knows Northern Virginia loan products, including conventional, FHA, VA, and first-time buyer assistance programs that may apply in Fairfax County or Arlington.

Build a cushion beyond the down payment for inspections, moving, immediate repairs, and reserves lenders may require. Surprises are common with older townhomes and condo special assessments—planning ahead reduces stress when you find the right home.

2. Get a true pre-approval—not just a pre-qualification

Sellers in Arlington and Fairfax often dismiss offers without solid financing. A full pre-approval shows your price range and strengthens negotiations. Confirm how condo or co-op approvals, gift funds, or student loans will affect your file before you fall in love with a listing.

3. Define must-haves for NOVA living

Decide what matters: Metro access, yard size, parking, schools, commute to DC or Tysons, and whether a condo fee fits your budget. Fairfax offers more single-family variety; Arlington often trades square footage for walkability. Write your non-negotiables so showings stay focused.

Visit neighborhoods at commute time and on weekends. Traffic near I-66, the Beltway, and Route 50 can change how a home feels day to day. A short list of target ZIP codes or Metro lines keeps your search efficient.

4. Partner with a local buyer's agent

An experienced Northern Virginia agent helps you interpret comps, HOA rules, and inspection norms—and writes clean offers under deadline pressure. RealtyStar and Koosha Sharifi at Samson Properties work with buyers across Fairfax, Arlington, and Alexandria with the same full-service attention sellers receive.

5. Inspect, review, and plan for closing

Budget for a home inspection, radon testing where appropriate, and condo resale packages. Read the seller's disclosures carefully. Before closing day, confirm wire instructions only by phone with your title company, schedule utilities, and walk through one last time. Then celebrate—you bought in one of the strongest housing markets on the East Coast.
